Initiating a non-judicial foreclosure is as easy as completing our Declaration of Default form. You can print this form, complete it offline and send us a copy by Fax or postal mail. You can also use our Web order form to send us the order electronically. We'll take first action within 24 hours of receiving your completed declaration.

To complete your order you must also complete and execute the Substitution of Trustee form. The original, executed document will be recorded at the local County Recorder's office by Standard Trust Deed on your behalf.

Print and complete the form and send us a signed, original form by U.S. Mail. Be sure to include copies of the following documents with your signed Substitution of Trustee form:

n	Promissory note (require original)
n	Deed of trust
n	Assignment(s) (if applicable)
n	Modification agreement(s) (if applicable)

When we receive your completed Declaration of Default, our Foreclosure Services Department will open a file and provide you a Trustee's Sale Number for your reference.
